house rules

Nobody likes rules, but its important that we have these in place to protect the home we love. Failure to adhere to the rules below may result in penalties such as deductions from the security deposit.

1. general requirements

a. All guests (and any visitors) must comply with all House Rules and any other instructions from the Property Owner or any manager acting on their behalf.

b. Guests must notify the Property Owner of any disputes or complaints from neighbours as soon as practicably practical.

c. Check in to seasalt is from 4pm onwards. Check out is 10am.

d. The maximum occupancy for seasalt is 6 people in total. This total includes adults, children and infants.

2. the neighbourhood

a. Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the neighbourhood.

b. Guests and visitors must keep noise to a minimum as not to disturb the occupants of neighbouring properties - especially during nighttime hours (2300-0800), and upon arrival and departure.

c. Excessive noise is prohibited at all times and may result in termination of the rental agreement, eviction, loss of rental paid and extra charges which may be deducted from the security deposit.

3. visitors

a. Guests are allowed a maximum of 2 visitors at any time during their stay

b. Guests are responsible for ensuring maximum visitors numbers are not exceeded; and that visitors are complicit will all house rules

c. Any additional overnight visitors must be approved in advance during the booking process and are subject to an additional fee if approved

d. Visitors must comply with all relevant local and national restrictions with regards to COVID or any other public health issue at all times during their stay.

4. functions

a. Parties and large gatherings of any kind are strictly prohibited at seasalt.

b. Any small gathering must comply with other rules set regarding noise, the neighbourhood and visitor numbers.

5. parking

a. Guests and any visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and

b. Parking arrangements at seasalt are as follows:

  • Offstreet parking is provided for one car in the designated bay next to the property.

  • Other vehicles must be parked legally on the street.

  • Immediately outside the property are double yellow lines which must be ahered to to avoid blocking traffic.

  • Under no circumstances should vehicles block any of the drive or access ways off Dickens Road, including but not limited to the access way to garages immediately east of the parking space.

6. rubbish and recycling

a. Guests and their visitors are to dispose of rubbish and recycling in accordance with the local council requirements (as set out below) in the allocated bins; excess rubbish must not be left in public or common areas; and

b. Rubbish and recycling arrangements at seasalt are as follows:

  • Thanet council collects rubbish and recycling on a fortnightly basis; mixed recycling and cardboard are collected one week, general waste is collected the following week

  • Collection day for all rubbish and recycling is Wednesday

  • Relevant bins must be placed in an unobtrusive place on the side of the street on the preceding Tuesday night and returned to their storage location (in the parking bay or the house as relevant) after collection on Wednesday morning.

  • Due to the fortnightly collection, guests must not fill the bins any more than their relevant share for the length of their stay (e.g. one week stay equates to half of the bin) to be fair on subsequent guests.

7. security

a. Any time guests leave seasalt, it is their responsibility to ensure all windows and doors are closed/locked to maintain security and prevent rain and water damage.

b. Guests must switch off lights and electronics such as televisions when not in use to promote energy saving.

8. balcony

a. Guests must supervise any babies and children at all times when using the balcony

9. smoking

a. Smoking is not permitted inside seasalt; and

b. Cigarette butts must be disposed of properly and not thrown on property grounds. Failure to do so will result in a deduction from the security deposit.

10. pets

a. Pets are not permitted at seasalt without prior written permission from the owner.
